Luxury Home Buying Design Trends

Creating a welcoming environment for discerning buyers is especially important in today’s competitive luxury real estate market. In today’s blog, we’ll talk about popular trends in luxury home buying and how to incorporate these trends into your home.

Nationally, today’s luxury buyer is focused on purchasing second homes in natural surroundings that allow for multi-generational celebrations and homes that offer plenty of entertaining options, spa-like escapes and technological advances. As we’ve seen here on the Gulf Coast this often translates to outdoor theater areas, pool cabanas and infinity pools. Homes on the Gulf Coast that offer additional space such as a casita remain popular. Homes with these amenities allow the new owner to celebrate important events, entertain and host with confidence and still in some cases use the home as a short-term vacation rental.

A focus on cool, neutral colors remains appealing to luxury buyers; classic shapes throughout the home and elements that feel custom or enhance the home’s individuality are also very popular. Bringing the outside in by incorporating more indoor plants into the home’s design, expansive windows and sliding glass doors that ease the transition to the nature outside are also important to luxury buyers. Textures that are light and natural, such as sheers, linen and cotton evoke that sense of peace that many are in search of.

What if your aesthetic doesn’t match the cool tones? Fun patterns add a touch of whimsy and happiness to the space and is particularly appealing in the summer months. These unique colors and patterns up against a neutral background, when used well, really add that sense of charm to a property.

If you are thinking of putting your home on the market and wondering which upgrades are best to make, take a quick inventory of what your home offers and consider the following:

  • Paint: While painting can be difficult, time-consuming and maybe even tough to schedule, the benefit of a fresh coat of paint throughout is one of the best and most appreciated steps you can take before putting your home on the market.

  • Flooring: Another great update to consider is whether or not your home could benefit from updated flooring. If this is something you can accomplish, it’s another addition to your home that can be very popular with buyers.

  • Bringing the outside in: Open, airy interior spaces accented by a few indoor plants brings in the natural elements that buyers love to see.

  • Updated pillows and lamps: This can add the sense of individuality that buyers like to see in a home. When used with the neutral palette, buyers can envision their own choices in this space as well and get excited about adding their touches to the home.

What if you need an upgrade that requires a permit or significant work? Sometimes the home could benefit from a more expensive change, one that does require drawings and permits. In these cases, I’ll look at your goals for the property and the timeline before selling. I also look at the potential selling price of the property. I am here to help you make decisions that enhance your property’s value and fits most accurately with your personal goals.

Call me if you are thinking about putting your home on the market. Together we’ll look at your home, talk about your goals and I’ll create a property review so that you have an excellent idea of where you are in today’s market.
